Developer Planning to Expand Lakewood Ranch Community with “Race Village” Near Adjacent Racetracks

MANATEE COUNTY, FL – Lakewood Ranch developer Schroeder-Manatee Ranch, after opposition from individuals in the motorsports community, has had a revised plan for its Taylor Ranch community approved by county officials that will be situated next to Bradenton Motorsports Park and the Freedom Factory racetracks. 

A section of the Taylor Ranch – a 2,307-acre expansion of Lakewood Ranch – will be situated at the southeast corner of State Road 64 and Bourneside Boulevard and is slated to cater to individuals and families who are fans of motocross and would like to live in what the developer refers to as a “race village.” 

The race village, planned to reside on 140 acres in the northwest corner of the development, will be designed to serve those who are interested in racetracks, according to Kyle Grimes, an attorney representing Schroeder-Manatee Ranch

“The race village will be specifically designed and marketed toward buyers, owners and tenants who not only understand and appreciate the operations and uses at the racetrack, but who want to live in close proximity to it,” he said. 

The proposal for the development of Taylor Ranch included a rezone of the area from the General Agriculture-Rural to Planned Development-Residential that was previously approved in a unanimous vote by the Planning Commission. Currently, the plan for the community calls for three residential housing units per acre on the property. 

Previously, the Taylor Ranch proposal had attracted some minor controversy amongst individuals in the racing community, who expressed worry that the future residents of the community would begin to issue noise complaints against the Motorsports Park and the Freedom Factory racetracks and eventually drive the two facilities out of business. 

In response to the worries of the motocross community, Grimes noted new stipulations aimed at minimizing racetrack noise in the community – including a large screening buffer in the northeast corner that will be over 25 feet tall – have also been added to the developer’s Taylor Ranch proposal.
